Preconstruction & Construction Operations Manager

Gen-Con Group, LLC | Asheboro, NC 27203

Build More Than Homes. Help Build the Next Generation of a Proven Construction Company. For many decades, our company has built custom homes and remodeling projects throughout central North Carolina with a reputation for quality, integrity, craftsmanship, and personal service. We're entering an important next chapter and are looking for an experienced construction professional who wants to help lead it. This is *not simply a Project Manager position, and it is not a desk-only estimating position.* We are looking for someone with strong residential construction knowledge who can help lead projects through *preconstruction, estimating, planning, turnover, and execution* while helping us develop better systems for the future. The right individual will work closely with our President, Project Managers, design and coordination team, field personnel, trade partners, and senior construction advisor. There is a clear opportunity for this position to grow into a *senior leadership role within the company.* What You'll Do: Preconstruction & Estimating * Participate in initial client meetings and help evaluate potential projects. * Review architectural and structural drawings for completeness, constructability, and potential issues. * Prepare detailed estimates for custom homes, additions, and major residential renovations. * Develop comprehensive scopes of work and project specifications. * Perform quantity takeoffs and validate material requirements. * Solicit, evaluate, and level subcontractor and supplier pricing. * Identify missing scope, cost exposure, and potential construction challenges before work begins. * Develop allowances and clarify inclusions, exclusions, and assumptions. * Identify value-engineering opportunities without compromising design intent or quality. * Utilize historical project costs to improve estimating accuracy. * Lead formal estimate-to-production turnover meetings with the project team. * Continuously improve estimating and preconstruction processes. Construction Operations * Support and, when appropriate, manage residential construction projects from preconstruction through completion. * Work closely with Project Managers to develop realistic schedules and construction sequencing. * Monitor project budgets, committed costs, and estimate-to-actual performance. * Assist with subcontractor procurement and purchase orders. * Identify cost or schedule problems early and help develop solutions. * Review change orders and significant scope changes. * Coordinate with architects, engineers, designers, trade partners, inspectors, and field personnel. * Perform periodic jobsite reviews and constructability inspections. * Help ensure projects meet company expectations for quality, craftsmanship, schedule, profitability, and client experience. Leadership & Team Development * Help develop Project Managers, coordinators, designers, and field personnel. * Provide technical construction guidance when team members encounter unfamiliar conditions. * Encourage team members to make sound decisions and take ownership of their responsibilities. * Help establish clear processes, accountability, and communication between preconstruction and production. * Develop strong relationships with clients, architects, engineers, subcontractors, suppliers, and other partners. * Lead through professionalism, humility, accountability, and integrity. Technology & Continuous Improvement We are actively modernizing our operations while preserving many decades of construction knowledge and experience. The successful candidate should be comfortable learning AI tools and implementing technology that makes the company more efficient and scalable, including Buildertrend, Microsoft Excel, digital estimating and takeoff tools, AI-assisted construction and estimating workflows, historical project-cost analysis, process automation, and digital project documentation. We are *not looking to replace construction judgment with technology.* We are looking for someone who understands construction well enough to use technology to make that judgment *faster, more consistent, more accurate, and more scalable.* What We're Looking For Our ideal candidate has _*strong*_ residential construction knowledge and understands *how a house actually gets built*, not simply how to manage a schedule. Candidates should have: * 5+ years of progressively responsible residential construction experience. * Experience estimating custom homes, additions, or major renovations. * Experience managing or supervising residential construction projects. * Strong understanding of residential construction methods, materials, sequencing, and building systems. * Strong ability to read architectural and structural plans. * Ability to identify constructability issues and missing scope before construction begins. * Strong estimating, budgeting, and cost-control skills. * Strong written and verbal communication skills. * Ability to communicate professionally with high-end custom residential clients. * Strong organizational and time-management skills. * Ability to manage multiple priorities and projects simultaneously. * Comfort working both in the office and in the field. * Proficiency with Microsoft Excel and Microsoft Office. * Experience with Buildertrend or similar construction-management software—or the ability to learn it quickly. * Curiosity about emerging construction technology and AI. * A willingness to learn, teach, and continuously improve. Preferred Background We are particularly interested in candidates with experience in one or more of the following: * Custom home construction * High-end residential remodeling * Residential estimating * Preconstruction management * Project management * Construction operations * Field supervision or superintendent experience * Carpentry or hands-on construction * Residential building codes * Structural or architectural plan review * Purchasing and subcontractor management * Developing construction processes and systems A North Carolina General Contractor license is a plus but *not required*. Who Will Be Successful Here? We're not necessarily looking for someone who already knows everything. We're looking for someone who has a *strong construction foundation, good judgment, leadership ability, intellectual curiosity, and the desire to continue learning.* You should be comfortable saying: *“I don't know yet, but I know how to figure it out.”* You should enjoy solving difficult construction problems, digging into plans, understanding costs, working with people, and making a team better. Most importantly, you should want more than a job. *We're looking for someone interested in helping build a company.* Compensation & Benefits *Salary: $85,000–$110,000 annually*, based on experience, construction knowledge, estimating capability, leadership ability, and the level of responsibility the candidate is prepared to assume. Benefits include: * Health insurance * Dental insurance * Vision insurance * Life insurance * 401(k) * Paid time off * Paid holidays * Company vehicle or vehicle allowance based on position and experience * Professional development opportunities Why Join Us? For many decades, our company has built a reputation around craftsmanship and relationships. We're now combining that history with better systems, stronger leadership, modern technology, and a commitment to developing the next generation of the business. We aren't looking for someone to simply fill a position. *We're looking for someone who wants to help build the next chapter of an established construction company.* If you are an experienced construction professional who understands how homes are built, enjoys solving problems, wants to develop people, and is excited about helping improve how a construction company operates, we'd like to talk with you. Pay: $85,000.93 - $110,000.00 per year Benefits: * 401(k) * Dental insurance * Health insurance * Opportunities for advancement * Paid time off * Vision insurance Work Location: In person
